With an ever increasing population in Florida, specifically central Florida, the need for Cemetery land is always in high demand. Currently zoned R2C, with a future land use that is also rural residential we know there will need to be some governmental changes and permits required. Already annexed into the city of Center Hill with a current R2C zoning and a RR FLU, according to the city and the county/city planner, what would be required for Cemetery land use is simply a Special Use Permit from the City of Center Hill and appropriate approval from the state. The owner is willing to go through the process on behalf of the buyer with executed contract. Land use across the street is currently an existing Cemetery. Other uses can be permissible here, however after diligent research on highest and best use, for potential return on investment, and on the needs of a growing population, we feel that Cemetery development would be most ideal. The current owner has already separated the 1 parcel to create a private “road” on-site to deter negative impact of traffic to adjacent area properties. The City of Center Hill code states: Sec. 13-633. Cemetery, crematory and mausoleum. (a) Purpose and intent. Cemeteries, crematories and mausoleums are permissible as special uses where indicated by Table 13-431A. In addition to the other provisions of this chapter, it is the intent of this section to provide for and protect such uses in a manner which will have the least possible adverse impact to the community. (b) Development standards. (1) Ingress/egress and parking. a. Ingress/egress. Adequate means of ingress/egress shall be provided for vehicles so as not to unduly impede or cause congestion of traffic on adjacent public streets when funeral processions are entering or leaving the property. b. (Reserved for parking) (2) Setbacks for grave lots. a. From public roads. Setbacks for grave lots from any public road right-of-way shall be the same as those specified for buildings in Table 13-440A. b. From adjacent property. Setbacks for grave lots from property lines of adjoining property shall be twenty-five (25) feet. For questions or more details please call.
