The zoning of the properties is R-1B which requires a minimum lot width of 70ft and lot areas of 10,000 sq ft per the City's current zoning requirements. The lots are considered nonconforming lots of record; and in some cases such lots may be built upon. However, because the lots are contiguous and of single ownership, and do not separately meet the current lot width or lot area requirements, the lots shall be considered a SINGLE lot for development purposes. To meet the minimum requirements, the two(2) parcels could be divided into three (3) new parcels for development purposes.
Section 3.07.02 Nonconforming Lots of Record C. Contiguous lots that are of single ownership, and do not separately meet width, depth and area requirements of the applicable zoning district, shall be considered a single lot for development purposes.
