AS-IS fixer-upper mobile home with well and septic system in place, concrete driveway, and small shed at back of lot. There are piles in place for a deck on the side of the mobile home. Mobile home needs a lot of work but could be brought back for far less money than replacing it, think of it was a blank slate and you are the artist fulfilling your vision! This would make a good annual, seasonal or vacation rental as there are no age or rental restrictions. It would also make a good 'base' for an RV enthusiast who doesn't want an expensive home to worry with while travelling. The rules for repairs to mobile homes are different than conventional homes and an owner can carry out necessary repairs without a contractor's license, consult the Florida Building Code and Charlotte County Building Dept for details. This is the least expensive residential listing in Charlotte County and will not last long! Room measurements are only rough approximations. As the well and septic system are in place, replacing the mobile home is also an option. According to the Charlotte County Health Dept, the septic system is adequate for a two bedroom mobile home. DCA and HUD manufactured homes with wind zone 3 rating and more than 400sf appear to be allowed. 'Park model' homes are not allowed in this zoning. New or used mobile homes with less than wind zone 3 rating are no longer allowed to be set up in Charlotte County, consult Charlotte County Building and Planning for details.
