SHORT SALE. Listing price may not be sufficent to cover all uncumbrances, closing cost, or other seller charges on sale of property at full listing price may be conditioned upon approval of the third parties, such approval may be conditioned upon the gross commission being reduced, any reduction of the gross will be split equally between listing and cooperating brokers.
