Windows, Windows and more Windows. About US Forest Service Leases – The land is leased from US Forestry Service via a special use permit. Full time residency is not allowed. Buyer is responsible for annual property taxes and the annual Forestry lease fee. The Taxes and Forest fees for 2022 equaled $1873 total. The way this works is the cottage, and any personal property is purchased cash and delivered by “Bill of Sale” and the land lease is transferred to the buyer by the US Forestry Service. This land is under the Federal Recreation Residence program and leased under a special use permit. See docs attached for US Forestry service rules and Regulations. Annual lease fee is currently $1,753 and there is a transfer fee (one time)- $1,350. Basically, the structures on the land are owned by the seller, but the land itself is leased to the seller by the US Forestry Service. This transfer process can take some time. The first order of business is all the funds to close are placed in escrow with the title company and the buyer then makes application with the Forestry Service to transfer the special use permit. The Forestry Service inspects the cabin for compliance to the lease terms, and requires corrections, if any, be performed and reinspected before moving forward. The transfer is then approved locally and then sent to Tallahassee to be signed and returned, which can take weeks. The funds are then disbursed and keys delivered to buyer when the permit comes back.
