This is a United States Forest Service Recreational Residence lease property. Price reflects the condition of the property, but not its potential. Hunt / Fish make memories Camp! Lets talk about the cabin itself, it’s a mess and has not been used in many, many years. The Forestry Service has a letter stating all the repairs that need to be made BEFORE they will consider a transfer of the lease to the Buyer, and these are just on the outside. The buyer is responsible for these repairs, which is reflected in the price. You will want to do more on the inside, but the Forestry Service permission’s are only required with outside appearance. Property is “As-Is”, Keep what you want on the inside and throw out the rest.
The upside - This Lakefront Oasis from that mad world out there is where you, your friends and family will make memories to last lifetimes and generations!! Nestled in the Ocala National Forest located 20 minutes east of Silver Springs, Fl on Shoesole Lake with evening views of sunsets that rival the best in the world! Nature Lovers dream of places like this. Hiking in any direction from your front door may surprise you with an animal encounter that will delight you. Birds abound! Eagles, osprey, owls, turkey, sandhill cranes and blue herons. Critters abound! Deer, Bear, Foxes, Bobcats, Racoons top the list of many more animals to be seen and enjoyed. Swim and fish Shoesole Lake, no water skiing though, the Forestry Service limits boats to under 10HP!
About US Forest Service Recreational Residence Leases -- Full time residency is NOT allowed. Renting the property is NOT allowed. Buyer is responsible for annual property taxes, the annual Forestry lease fee and a one time transfer fee. The way this works is the cottage, and any personal property is purchased cash and delivered by “Bill of Sale”. The remaining land lease is transferred to the buyer by the US Forestry Service. This land is under the Federal Recreation Residence program and leased under a special use permit. See docs attached for US Forestry service rules and Regulations. Annual lease fee is currently $1,753, the annual taxes are currently $zero and there is a transfer fee (one time)- $1,302. Basically, the structures on the land are owned by the seller, but the land itself is leased to the seller by the US Forestry Service. This transfer process from seller to buyer can take some time. The first order of business is all the funds to close are placed in escrow with the title company and the buyer then makes application with the Forestry Service to transfer the existing special use permit. The Forestry Service inspects the cabin for compliance to the lease terms, and requires corrections, if any, be performed and reinspected before moving forward. The transfer is then approved locally and then sent to Tallahassee to be signed and returned, which can take weeks. The funds are then disbursed, and keys delivered to buyer when the permit comes back.
