"Please Note: This unit was under contract for $117,000 but only appraised for $105,000, so Seller agreed to drop the contract price. Appraisers have not taken into consideration the condition or supply and demand of different floor plans. This is an end unit and over 260 sq ft larger and in my opinion was appraised under market value.
Things this appraiser may not have taken into consideration: 
 1) Smaller 2/2, recent foreclosure sold for Unit 303, sold at auction for under $65,000 then flipped in a 
 week, selling at true market value of $95,000 with NOTHING done to improve the unit.
 2) Smaller 2/2 unit U, #203, sold for $82,000, due to it needing total updating that Sellers chose not to do (slab had pet urine and needed to be treated with all new flooring installed, needed AC, new kitchen and removal of wallpaper in every room before it could be painted).
 3) Recently the last foreclosure for 2014 came on the market, listed at $75,000 (also in need of total remodeling), and went under contract within a few days to close end of Jan, 2015.

FYI: Smaller 2/2 Unit 106 in the north building was under contract for$110,000 and appraised for $108,000.
