Enjoy the safety and serenity of a top floor, one bedroom, roomy 775 sq. ft condo (with elevator). Quiet, 55 and older complex that is completely turn-key.
Most everything is 3 years old including front entry glass door, paint, sink, cabinets, blinds, oven, refrigerator and resurfaced counters and bathtub. There is a backsplash of checkered tile in the kitchen, and the vanity and sink in the bathroom have been replaced, along with an elongated toilet. Also installed new water heater, light gray laminate flooring, "stained glass" fluorescent light diffusers in the kitchen, and fresh concrete (with a pattern design) laid down on the balcony.
A week before posting this ad, we noticed the shower knob appeared to be loose, and seeing no way to tighten it, we called a plumber. It was determined a replacement was necessary, but upon further inspection, we were given the option of going one step beyond the call of duty. In other words, while it was possible to remove the base plate to complete the job from the front, space limitations prohibited a perfect fit for the new valve without a clear, unobstructive view from the back end. Thus, an element of guesswork entered the picture to only "hopefully" get it right. Mere hopefulness, however, was unacceptable to this seller, so he decided on the option to cut out a panel through the pantry wall to expose the rear components of the shower's anatomy. This resulted in the ideal and perfect fit for the new valve, avoiding all guesswork. The "back door" entry is now in place and out-of-sight, giving easy access to any future repair by simply removing the screws.
Furthermore, the A/C unit is as good as it gets, having been installed this very month, June 1, 2022. Paperwork will be left in plain sight and the receipt for the $6,000 unit will be emailed accordingly, along with the warranty.
The balcony has a million dollar view which faces the circular back-end of the complex with your red, tile-covered carport within eye distance. As you will see, the grounds are always kept immaculate too.
One word about the balcony: when I moved in, there were no sliding screens, only sliding glass. Since I always kept the sliding glass doors closed anyway, I had no reason to add the screens.
This Seville property is plush with amenities including shuffleboard, heated pool, rec room, fitness center and wide open park-like spaces. The self-managed association has a budget that is fully funded with adequate reserve. A brand new roof was installed 2 years ago and the walkways on each floor were redone as well.
Clearwater Mall is right across the street, as is the bay area "beach" right around the corner from that -- (a parking permit is available, around $40 for 6 months).
You will be located close to HWY US 19, the main artery of the county, which takes you anywhere, including the airport 15 minutes away.
In case you didn't know, in Pinellas county, it's typical for the seller to cover the title insurance cost for the buyer, which is $1,000, so oh happy day for you. I will be using Frontiertitlegroup.com.
Note: most of the furniture in the pics has been removed and the unit is now empty.
